About Our Client:

Our client is a property renewal services company based in the lower mainland. They are growing the organization to offer fully integrated building solutions.

The Senior Project Manager is responsible for overseeing the full project lifecycle for building envelope repairs, interior and exterior painting. This role combines client relationship management, (sometimes on-site estimating), and hands-on project delivery to ensure work is completed safely, efficiently, and to the highest quality of standards.

Salary will commensurate based on experience.

Responsibilities:

  • Build and maintain trusted relationships with clients, (including property managers, strata councils, and inspectors).
  • Provide clear, proactive, and consistent communication with clients throughout each project phase.
  • Address project issues quickly and professionally to maintain satisfaction and trust.
  • Manage awarded projects from setup to close-out, including scheduling, budgeting, and quality oversight. Maintain accurate project documentation and reporting.
  • Work closely with Estimators, other Project Managers and Field Staff (Technicians and Foremen) to coordinate resources and ensure service performance.
  • Conduct regular site visits to monitor progress, safety compliance, and workmanship quality.
  • Effective communication – clear, proactive, and solution-oriented.
  • Handle job setup, site visit reports, issue resolution, and reporting throughout the project lifecycle.
  • Review and approve scopes of work, project milestones, schedules, cost tracking, monthly billing and payouts.
  • Oversee financials: budget management, cost forecasting, change order tracking, invoicing, payment approvals, and forecasting.
  • Participate in performance reviews and support the development of junior team members
  • Promote strong collaboration between office and field teams.
  • Coordinate with Estimating, Safety, Field Operations and QA to ensure alignment across departments.
  • Prepare invoices and track collections in collaboration with the finance team.
  • Develop and strengthen strategic relationships with third-party specifiers, engineering firms property managers, various clients and stakeholders, etc


Qualifications:

  • Minimum of 5-7+ years of professional experience in building envelope rehabilitation or general contracting, as a Project Manager.
  • Strong organizational and time management skills with the ability to work under pressure and meet tight deadlines
  • Experience, knowledge and familiarity with a minimum of one of the following: building envelope systems (membranes, flashing, sealants, siding, cladding, waterproofing, etc.); painting processes – surface prep, coatings, application methods, and environmental conditions affecting paint performance; interior tenant improvement (TI) projects; general contracting etc., and scheduling, sequencing trades, and finishing work.
  • Post-secondary education in construction management, engineering, business or a related field preferred, and/or a combination of work experience with education will be considered.
  • Proficient with Microsoft Office (Word, Excel) and comfortable learning new software systems (ie. Spectrum or SiteDocs or Procore).
  • Excellent verbal and written communication skills.
  • Understanding of construction drawings, specifications, and scopes of work.
  • Awareness of building codes, safety regulations, and inspection requirements.
  • Ability to assess site-specific access requirements (swing stages, scaffolding, lifts).
  • Proficiency in Microsoft Office (Excel for budgets, Word for documentation).
  • Experience with project management platforms (Procore, MS Project, Buildertrend, Project Site etc.).
  • Familiarity with field safety and reporting tools such as SiteDocs.
  • Comfortable with basic digital file management and cloud-based collaboration tools.
  • Scheduling – create and adjust project timelines, coordinate multiple trades.
  • Risk management – identify and resolve safety, quality, and scheduling risks early.
  • Contract administration – understanding of contract terms, change orders, and invoicing.
  • Quality assurance – ability to spot workmanship issues and enforce standards.
  • Documentation – maintain thorough records, site reports, and progress updates.
