The ideal candidate will oversee projects from bidding to execution. You will work with senior management and act as the point of contact for clients.

Qualifications

  • 7+ years of experience
  • Strong organizational and project management skills
  • Industry knowledge and ability to read blueprints
  • Detail-oriented and strong communication skills

  1. Serve as the link between the Construction Manager, Mechanical and Electrical Coordinator, Site Superintendents, Estimator, Architect and Sub Consultants, Interior Designer, Client, Client Project Manager and employees, Administration Office with respect to all aspects of the project.
  2. Ensure projects strictly adhere to our company Health and Safety Policy and Site-Specific Safety Plans.
  3. Review with the Construction Manager, Site Superintendent, Contract Administrator and Estimator project drawings and specifications to ensure all tasks are integrated into the project schedule.
  4. Develop comprehensive project schedule with Construction Manager, Site Superintendent, Contract Administrator, Estimator and Project Team including review of the “Critical Path” to ensure construction issues are managed effectively in advance.
  5. Manage the pre-construction development of the projects’ budget and schedule including the selection (in conjunction with the Construction Manager and Owner) of all subtrades and material suppliers; negotiate with or assist in negotiations with subcontractors’ contracts.
  6. Monitor, forecast, and manage all subcontractor and material suppliers contract costs to ensure they remain on or below budgeted targets.
  7. Oversee all Requests for Information, Contemplated Change Orders and Change Orders that they are processed in a timely manner.
  8. Identify any cost savings within the project budget or scheduling efficiencies in the project schedule that may be achieved.
  9. Oversee project completion deficiencies and close-out documents.


j. Estimating & Quotations; assist the Estimator in the tender to all trade contractors and material suppliers for new projects or for changes to the project.


k. Contracts & Change Orders; Provide all Sub-Trade Contractors and Material Suppliers with Contracts and Change Orders and coordinate the contract documents and accounting information with the Construction Managers’ contract administration office personnel. Obtain all Health & Safety, Insurance and Safety Training documents from all Sub-Trade Contractors and Material Suppliers prior to any work commencing on site; coordinate all these documents with the Construction Managers’ contract administration office personnel.


l. Request for Information; Initiate (under the direction of the Construction Manager), manage and track all RFI’s (Request for Information) between all the consulting professionals managing the project including but not limited to the Architect, Engineering Sub-Consultants, Interior Designer, Owner, Sub-Trade Contractors and Material Suppliers and the Construction Managers Personnel.


m. Close-Out Documents: Obtain and provide to the Construction Manager all necessary manuals and warranties from Sub-Trade Contractors and Material Suppliers upon completion and commissioning of each project.


n. Manage all Sub-Trade Contractors and Material Suppliers to completion in an efficient and effective manner.


o. Coordination of Sub-Trade Contractors and Material Suppliers; Coordinate & Organize all Sub-Trade Contractors and Material Suppliers with the Site Superintendents to ensure they commence their work as required on site.


p. Minutes of Meetings; record, manage, track, and distribute in a timely manner the minutes of meetings.


q. Develop Project Schedule with Construction Manager and provide updates on a weekly basis. Bring to the attention to the Construction Manager in a timely manner any “risks” to the project because of changes to the Schedule.


r. Weekly Project Reports: record, manage, track and distribute in a timely manner the weekly project reports.


s. Shop Drawings: record, manage, track and distribute in a timely manner the shop drawings between Sub-Trade Contractors and Material Suppliers and all consultants for review and approval.


t. Report to President on a weekly basis a status of all projects under your management.
