Job Summary
The role of Asset Manager is responsible to maintain and operate facilities and assets under their control.
The Asset Manager will be responsible for the collection of up-to-date building condition assessments with field surveys and the economic value of all building assets and that consist of thousands of pieces of equipment, properties, and building components. This position also performs business analytics, building condition assessment, return on investment analysis to support recommendations to the facilities leadership team and is a key player in developing long-range and capital planning of building and electrical infrastructure assets.
Main Responsibilities
Asset Management
· Manage CN’s Facilities Asset Management and Lifecycle Renewal Capital Planning program.
· Develop Facilities Asset Management strategy in a long-term perspective to ensure system reliability and maximum financial return for CN’s network-wide building assets.
· Develop proactive strategies by conducting strategic analysis of funding scenarios and service levels.
· Collaborate with stakeholders for continuous review and refining of Facilities Asset Management program to optimize both solutions and delivery.
· Partner with other Service Delivery business units to understand and anticipate their specific needs, such as facility upgrades and redevelopment, that impact the Asset Management program.
· Define assessment methodologies and identify asset criteria for Facility condition assessments based on industry standards and latest trends.
· Work with Senior Managers in strategic planning for short- and long-term Facility Management business plans, through research, analysis and monitoring of relevant factors such as technological, budget and funding restrictions as well as organizational resources.
· Monitor, evaluate programs and recommend innovative strategies and solutions that improve staff productivity, operational savings, service delivery and effective management of resources to meet established objectives.
· Build and foster strong working relationships and collaborative arrangements with internal and external customers, stakeholders, and government agencies to promote, develop and integrate the Service Plan goals and objectives that drive business solutions.
· Establish and maintain effective communication and coordination with other divisions, project teams and departments.
· Ensure coordinated and consistent reporting of issues.
Business Function Support
· Analyzes all data sets and performs cost analysis methods such as; Life Cycle Cost Method, Pay-Back Period Method, Total Life Average Method, Annual Cost Method, Present Worth or Modified Present Worth Method, and/or Rate of Return Method to forecast and develop long term budget spends.
· Works with each facilities team to support budget spend for capital renewal, five year & long-term capital plans, operational support, and/or deferred maintenance.
· Develop and implement asset management strategies and tools for strategic infrastructure and program decision-making using system specific Asset Management Plans (AMPs).
· Work with facilities managers to develop reports and begin review processes focused on asset performance monitoring lifecycle management strategies, preventative maintenance optimization, defect and failure elimination, and cost control.
Working Conditions
The role has standard working conditions in an office environment with a regular workweek from Monday to Friday.
Due to the nature of the role, the incumbent must be able to meet tight deadlines, handle pressure and manage stress. The role requires occasional travel (30%) within Canada and the US.

Experience
Relevant Work Experience
· Minimum 5 years of demonstrated experience with facility Asset management programs.
Education/Certification/Designation
· Bachelor’s degree in engineering
· Valid Driver’s Licence
· Professional Engineer Licence*
*Any designation for these above would be considered as an asset

· Knowledge of building HVAC, Compressed Air Systems, Direct Digital Controls (DDC) commissioning practices
